Bhu Bharati system prevents non-tribal landowners from transferring property in Telangana

Landowners in agency areas are unable to execute gift deeds or divide properties among heirs due to errors in the land records system.

Non-tribal landowners in the agency areas of Telangana are struggling to transfer legally owned properties to their heirs under the Congress government's Bhu Bharati land records system, according to Telangana Today.

The system has reportedly placed land parcels on the prohibited properties list, preventing owners with valid pattadar passbooks from using gift deeds to divide assets among their children.

While the previous BRS government's Dharani portal allowed family partitions and transfers to daughters, the Bhu Bharati system has removed this facility.

Landowners stated they are unable to complete registrations despite paying prescribed charges. They also noted that legally owned non-tribal lands have been included in the Section 22-A prohibited properties list.

The Land Transfer Regulation, or 1/70 Act, aims to protect tribal land rights, but landowners contend that genuine properties have been blocked without adequate verification.

Although Revenue Minister Ponguleti Srinivas Reddy promised to address issues regarding the 22A list more than four months ago, revenue authorities have not yet been provided an edit option to correct erroneous entries.
